The lease is signed by the Landlord (the rightful owner of the leased property) and by the Tenant (the person/persons who effectively live on the property). However, the property manager can sign the contract instead of the owner, if he has power of attorney.
As an owner who gets income from rent, you have the responsibility of paying income tax and contributions to the state, depending on the taxation system of your choice. Good news: we’ll offer consultancy and fiscal support, both in drawing up the income statements, and in fiscally optimizing taxes and contributions related to income from independent activities.
After we sign the property management contract, you’ll get an individual administration link, where you’ll see:
– Detailed information regarding the balance of income from rent;
– Status of rent transfer;
– All approved and conducted expenses on the property.
The Kastel Group property management packs include KPM Collect, a system that facilitates and simplifies the process of monitoring payments made by tenants. This applies both for rent and utilities assigned to each property. Good to know: the tenant will make the payment based on monthly notifications, also available in the tenants’app.
After we receive the money through the Kastel Group collection accounts, we’ll redirect the money to you and the utilities providers.
Proof of how the rate of rent and utilities collection has improved since 2019, with KPM Collect: starting with 2020, the collection rate is up to 100%.
Our team will relieve you of the duty of regular visits :). After we check the state of the property, we’ll send you a visit report, complete with a set of photographs that show the current state of the property.
In what pertains to the frequency of these visits – you should know that the owner has the right to check the property on a monthly basis, according to the Kastel leasing contract.
However, we do not encourage visiting often, because we value the tenant’s comfort and right to intimacy. But don’t worry: we’ll make sure to find the right tenant for your property, so that you can rest assured that it is in good hands and regular visits are not required.
You can use the amounts included in your property management pack only in the current contractual year.
Here’s an example: for each managed property, you get 500 RON/year – for cleaning; and 500 RON/year – for repairs and maintenance services.
Furthermore, if you choose the optional insurance of your property (also with Kastel Group) you’ll get double the budget. So, you’ll have a budget of 1000 RON/year – for cleaning services and 1000 RON/year for repairs and maintenance services. Specifically, if in the current year you’ve made 1500 RON worth of repairs and a general cleaning worth 700 RON, you’ll only pay 500 RON – the difference for repair services. The budgets reset the following year, meaning that you’ll once more have 1000 RON – for repairs and maintenance services; and 1000 RON – for cleaning services.
For each technical issue, we will employ a punctual analysis. Based on this analysis, we’ll send you an intervention plan and estimated cost (work estimate). The intervention will take place only after we receive your approval.
If there are urgent technical issues, we’ll proceed in the shortest time possible, in order to limit damages. In this particular situation, we’ll skip getting your approval, but this intervention model works in your favour.
The tenant will fully pay for any repairs or replacement of any goods that have been deteriorated as a result of his actions.
However, the full cost of technical interventions, maintenance works, repairs or replacement of goods fall under your responsibility as owner if:
– The goods have reached the maximum duration of use;
– The repairs or maintenance interventions were necessary as a result of hidden flaws of the property.
After we receive your approval, we’ll fully handle management of repairs, maintenance work, but also acquisition of furniture, appliances or electronics, sanitary items and so on.
All you have to do is pay the bills for the services and acquisitions handled by our team at Kastel.
We’ll give you a hand :). We are the only real estate consultancy and property management company which offers owners the possibility of paying in instalments through the BNPL system (Buy Now, Pay Later). In other words, we’ll fully pay for the repairs or acquisitions. You can repay the bills in the BNPL system (in a maximum of 30 calendar days), or in instalments (up to maximum 12 months). You can choose to either pay through bank transfer, or by using a fraction of your rent income for the following months.
You’ll be pleased to know that the Kastel Group team can make all the payments (for repairs, maintenance, taxes and contributions etc) in your name, through the KMP Collect system. The amounts will be covered by the existing balance, from the collected rents, or through bank transfer, if the balance is insufficient
We’ve devised the Kastel Group management system specifically for your financial safety and peace of mind. The tenant will pay a fixed amount monthly, in advance, along with the rent, through the KMP Collect system. This extra amount is used for payments made to utilities providers.
We’ll also periodically monitor the paid amounts, in order to prevent accumulating debts for utilities.
